
Most homeowners never look inside their outdoor AC unit. And honestly, that's completely understandable - there's no reason you would unless something goes wrong. But that's exactly why regular maintenance matters so much. We find things you'd never catch on your own.
This one is a good example. During a routine maintenance visit, we found significant damage to the condenser coil caused by animal urine. It doesn't look like much at first glance, but that white, chalky buildup and the corroded coil material behind it? That's the kind of thing that quietly gets worse every single season until you're looking at a full system failure.
Animal urine is highly acidic. When it gets into the fins and coil of an outdoor unit, it eats away at the metal over time. Left alone, it leads to refrigerant leaks, reduced efficiency, and eventually a coil replacement - or worse. Catching it early during a maintenance call is the difference between a manageable repair and a much bigger expense.
There's also debris buildup to deal with - twigs, dried plant material, and other junk collecting at the base of the unit. That restricts airflow and forces the system to work harder than it needs to. A proper tune-up clears all of that out and gives us a chance to inspect every part of the system up close.
